By continually carrying out such activities and thereby fulfilling its corporate social responsibility, Tosei Asset Advisors aspires to become an even more trusted company. As a member of the Tosei Group handling the real estate fund and consulting business, Tosei Asset Advisors undertakes not only the “social initiatives” of the Tosei Group but also its own initiatives for the matters listed below at individual properties.


Resilience

Tosei Asset Advisors secures tenant security and safety through swift recovery even in the event of a disaster. To that end, a structure is in place for appropriate emergency response with not only the “Earthquake, Etc. Disaster Response Manual” provided by Tosei but also the business continuity planning (BCP), manual for information disclosure in the event on an earthquake, manual for reporting in the event of an emergency, etc. provided by Tosei Asset Advisors’ REIT Division and Private Fund Division.Tosei Asset Advisors conducts monitoring concerning the resilience of properties under management every quarter at the ESG meeting.

ESG Assessment on Business Partners

Tosei Asset Advisors adopts the policy of outsourcing business to those property management companies, building management companies, appraisal companies, ER companies and other business partners that have been found to be of or above a certain level in an assessment conducted based on ESG standards set by Tosei Asset Advisors.

Tenant Questionnaire

Tosei Asset Advisors conducts a tenant questionnaire to check whether or not sufficient services are being provided to tenants as an asset management company. Based on the tenant questionnaire collected, the ESG Committee draws up an action plan and this is shared with property management companies in an aim to further enhance tenant satisfaction.

Initiatives for Tenant Safety

  • Installation of AEDs
    Tosei Asset Advisors installs AEDs at office building entrances, etc. to prevent visitors of the buildings managed by Tosei Asset Advisors from falling victim to sudden cardiac death.
  • Installation of elevator cabinets
    Tosei Asset Advisors installs elevator cabinets equipped with emergency food, sanitation kit, etc. in case someone becomes trapped in the elevator in the event of an earthquake or power outage.

Through the ESG committee, goals concerning the maintenance of health of tenants have been set as part of initiatives for health and productivity management.

To keep the air inside the room clean, an air-quality measurement survey of tenant space is conducted on a periodic basis by outside professionals.

Establishment of Health Committee

Tosei Asset Advisors has established the Health Committee based on the Industrial Safety and Health Act and holds a meeting every month to discuss labor conditions and health management of employees.

Setting Goals for the Health of Employees

Through the ESG committee, goals concerning the maintenance of health of employees have been set as part of initiatives for health and productivity management.

Overtime Hours Fact-Finding Survey and Appropriate Management

Tosei Asset Advisors strives for appropriate management of overtime hours, such as by having division/department heads monitor the overtime hours of executives and employees on a periodic basis and interviewing executives and employees working in excess of a certain amount of overtime hours as needed, to ensure that a healthy work environment is in place for executives and employees.

Support for Acquiring Qualifications

In addition to the support for acquiring qualifications that the Tosei Group offers to real estate brokerage or other qualification applicants, Tosei Asset Advisors has its own initiatives in the form of support for enhancement of the qualifications of executives and employees in that Tosei Asset Advisors pays for the ARES Certified Master annual fee for executives and employees who have acquired the qualification.

Harassment Countermeasures

The Risk & Compliance Office informs and also conducts training of executives and employees on a periodic basis on the prohibition of sexual harassment and power harassment (abuse of power).

Employee Satisfaction Questionnaire

Every year, as a member of the Tosei Group, executives and employees of Tosei Asset Advisors respond to the employee satisfaction questionnaire conducted by the Tosei Group.
